Flow is happening more than not at this juncture....
Last week I was notified that a key juncture in the permit application process had been navigated, and the review process is moving forward. Spare you the details but it's a good sign and if you believe the narrative, the permit could be issued within the month.
In the meantime, yesterday was mastication day! If you've never seen a masticator or aren't sure what that is...essentially it's an attachment to big equipment that pulverizes whatever you put it on. Literally. It's a cross between a turbo charged weed whacker and a weed crusher (the other kind 😉). I have a neighbor who is a big equipment operator and he brought over his rig and we spent a half day, expanding the envelope for the house pad by about 20 feet or so.
Here's what the site was like before we started, note the presence of vegetation in the cleared area, the dense perimeter of vegetation and the overgrown broom (big time fire hazard) along the driveway:
The task was to remove the scrub and broom and poison oak and take out the trees that wouldn't make it or are fire hazards. Here, it's common to eliminate pine trees before they become super mature as they, and their pine cones, are incredibly flammable. The masticator could take down a tree in 90 seconds - saved me some chainsaw activity for sure!
The pulverized litter on the ground will dry up, dessicate and blend in to the mulchy earth over the coming weeks. The site is better prepped for grading now as well. The team who will do site prep and foundation/slab work will be meeting on the site on May 17 to finalize the grading plan. Step by step, it's happening!
It all took about 4 hours, we were done by 12:30. Here's the "after" to compare with the before video above:
